Since our humble beginnings in 2005, Folor Inc. has successfully developed into a full-service general contracting and construction management company.  Serving the tri-state area, our company specializes in the construction of corporate interiors, retail establishments, educational facilities, and luxury residential projects.

Led by our founder John Dowling, Folor has leveraged his 30+ years of construction experience to develop a robust portfolio of satisfied clients.  John’s reputation for exceeding a client’s expectations is a hallmark of our business.  Every client receives our full management and personal support starting from project inception and continuing long after move-in to be sure everything is “just right.”

Construction Management

The pre-construction phase is one of the most important parts of any engagement.  Investing the right amount of time upfront, at this stage, ensures that the project runs smoothly from start to finish.

A good plan usually helps assure a good outcome.  Folor deploys the most up-to-date trade practices and disciplines at the beginning and stays on plan throughout the project, which helps to assure a great outcome and a satisfied client.

Estimating/Budgeting

Conceptual budgeting, competitive bidding, full proposals and cost breakdowns.

Project Scheduling

On time and on budget are key measures of success, but they can only be accomplished by having a project schedule that is accurate and realistic to meet the client’s needs.  The Folor project team works with clients to develop a timeline for success.  From there, we prepare a schedule of milestones and key dates, including resources and materials, which are required to be available and on-site to keep the project on track.

Long Lead — Pre Purchase Items

Occasionally, project plans call for specific items, which must be pre-purchased.  Due to design, certain items, materials, or treatments may require long lead times before delivery.  Folor will review the project and will advise the client of any long lead time situations prior to starting the project and throughout construction.

Constructability

All construction plans, documentation, and notes are thoroughly reviewed prior to beginning any project.  Our team will assess the overall project to assure the right resources are assigned, the team has proper coordination, and will identify any requirements regarding means and methods of construction.

Value Engineering

Every project is subject to our rigorous review process to determine alternate means and measures available to reduce costs, improve delivery times, or assure client satisfaction.  Our team stays in close contact with our clients and will quickly notify them where opportunities exist for improvement.

Folor provides hands-on and self-performance capabilities, as well as utilizing our extensive sub-contractor relationships, to assure quality throughout the construction process.  The main tasks undertaken during this phase are:

Site Supervision

There is no substitute for having experienced professionals on-site to oversee activities.  Unsupervised projects often increase costs and reduce the quality of the finished product.  Folor takes responsibility for your project end-to-end by reviewing layouts, assessing field conditions, assuring site safety, and coordinating all trades and labor required for the project.

Project Management

Delivering high-quality construction requires significant coordination.  Our dedicated project teams review all documentation, material submittals, shop drawings, schedules, and logs as necessary and modify responsibilities as needed and as required.

Health and Safety

Folor proactively monitors every construction site to assure a safe environment for all concerned parties.  Our team reviews, monitors, and enforces all OSHA and other site regulations and assures  trades always remain in compliance.

Cost Reporting

As the project nears its final stages, Folor will develop and oversee the completion of all punch list items to ensure a smooth project hand over.  Project close-out also includes obtaining “as-built” drawings and operation/maintenance documentation from all trades and sub-contractors.  These will be delivered to the client at completion.

No business is immune to the unforeseen challenges and damages caused by fire, flood, vandalism, and other perils.  When an emergency happens, costs can add up quickly and place a significant strain on the business.  When the impact on business functionality and lost revenue is factored in, getting everything back up and running quickly is critical.  Our team is knowledgeable and equipped to provide support with:

Contract Bidding, Negotiation and Award

Folor takes an active role in the bid leveling, negotiation, and presentation process to assure the client receives excellent value for their investment.

Permitting and Insurance

Prior to the construction process, Folor will identify and obtain all necessary permits and insurance required and maintain them throughout the project duration.

Critical Path Management

Construction projects require detailed planning and coordination; one missed objective may severely impact costs and cause significant delays.  Our team works to identify the required tasks, key objectives, and milestone dates to ensure schedule integrity is maintained.

Quality Control/ Inspection

A hallmark of quality begins with attention to details.  Our team works to oversee all activities, ensures the highest quality standards are met, and our client is fully satisfied at project turnover.

Contract Close Out

This final stage is easy when everything is done correctly from the start.  Our team will work to secure and obtain all sign-offs, waivers, and other related statutory requirements to assure a smooth turnover.
